Each of our service packages has been carefully constructed to ensure that it meets the specific needs of every Client we serve. Some prefer the hands-on approach of selling a home themselves. Many wish to share the responsibility with us as Agents and still others choose the tried and true approach of the traditional Agent-Seller relationship.
To assist you in choosing the method of selling your home that you prefer most, we suggest you consider the following:
- How much time, effort and money do you expect your Real Estate Agent to invest in promoting the sale of your home? These are activities that would fall outside of the normal Multiple Listing Service (MLS) placement, such as newspaper ads, etc.

How do you want the co-operating Broker (or Buyer’s Agent) to be compensated for the time he/she has spent in bringing a prospective buyer to you? Your options are as follows:
Today, almost 80% of Buyers begin their search for a new home online. This package is one that relies on the Buyer finding your home through an MLS® search without the assistance of a Buyer’s Agent.
For those with a “Private Seller” or “For Sale by Owner” mentality the $395 By Owner, But Better package not only means no prearranged obligation to pay a commission, it also includes a listing on the Multiple Listing Service (MLS®) something other FSBO packages do not offer.
It is important to note that Portcullis Realty Corp. can list your home on MLS® located anywhere in Ontario with any package we offer.

- Offer to Purchase and related forms are negotiated between the lawyers

- No commission to a Buyer’s Agent offered on this listing
The By Owner, But Better package can be converted to one of our other Realtor® inclusive commission packages. These packages are designed to entice Buyer Agent’s and in turn potentially increase Buyer traffic. All pre-paid monies will be applied should you upgrade to one of these packages.
While there is a small portion of home sales that occur without the involvement of a Buyer’s Agent, Realtors at this time do sell the majority of homes that are listed on the Multiple Listing Service (MLS®) or any private for sale site, for that matter. The following packages provide for increased Buyer’s Agent involvement.
The Pay Less Package is the most popular program selected by users of the Portcullis service. This package gives home Sellers the all benefits of the By Owner But Better package, with significant reduction in total fees should a Buyers Agent be involved in the sale. Seller has the ability to set their own selling broker commission.
The selling broker commission offered on the listing is waived should we find a direct buyer.

If converted to the Listing For Less later, all prepaid monies will be applied.
Our Full Service Fair Price Listing caters to the needs of the consumer who would like to handle business the old fashioned way, but also acknowledges a desire for a reduced commission. It represents the traditional business model with the Realtor paying all costs up front in exchange for a commission of 4.5% of the selling price of the home. As outlined above, those who convert to the full service listing from a combination commission/prepay package will receive credit on closing for monies already spent.
